You need some sort of subject matter expertise.

Hey BP fam, I have a property that desperately needs a way out,The property has been on the market for a little bit, sellers just recently bought the property so they don’t have much equity. immediately I thought, subject too until I saw they had a 7.5% interest rate.

I respect the fact that you at least admit you are guilty of it but some people are just repeat offender(of the same subject).  

@David Cheng simply tell them to write an offer subject to inspection. 

@Glenn N.Typically when lending you pay taxes in your home state only but if it defaults and you foreclose then you own property in Florida and would be subject to Florida taxes

With that being said, the subject property's PP seems a bit too high but before I go back to the broker to provide my feedback I want to ask anyone here if I'm missing something here.What do you all think?

Now I’m not familiar with the subject area that your question about, but you can get cash flow from day one by paying cash.

If I can learn to market to out-of-state home owners, I can then see if any are interested in seller financing (or subject-to) type sales.  

However, before you switch agents, I recommend you gather up a bit more information.You should request recent comparable sales data that will help determine whether the problem is a "slow market" or an incompetent and ineffective agent.Has anything sold near the subject property in the last 190 days?
