Generally speaking, closer to Oak and Biddle are the nicest areas with access to a great little downtown.

@Jennifer Bailey i was in the neighborhood yesterday talking with some of my renters, they're college kids going to UofH, and they see no real issues. i've talked with several of the neighbors and they all seem like a close nit group trying to keep the 'riffraff' out of their part of the neighborhood(Isabella @ Live Oak). 

A lady walked up and introduced herself to us, saying she had a listing down the street on the bluffs, listed at 6+ million dollars and had people come in that were in a lower price point.

You can google some Non-Prime lenders like Angel Oak or Citadel. 

I would have to call their bluff to force a $25/month increase and they could leave (I doubt it but who knows) $10 : month hardly seems worth it but it all adds up How would you approach it?
