One of my friends said to subordinate the land to a GC willing to build/sign completion guaranties and bond and we split profits along the way. 

I would then safely reinvest this in a low risk option (high yield savings, ETFs, bonds, etc.) and am assuming a relatively reasonable 5% return.

I don’t know the exact numbers but I would have to say something like 50% in real estate, 25% in stocks/bonds/401k, 20% or so in cash and about 5% (minimal) crypto and alternative investments.

I'm liquidating my rental portfolio and pivoting into debt investments and high dividend stocks (generally 10%+) as well as bonds giving high returns at maturity (more debt). 

Invest in stocks or bonds, pay off other debt or , heck, enjoy spending some of your money.  

Can I refi a bond for deed or will I have to start over and put another large down payment down?

Bond market did not like the inflation data that came out in the PPIat the end of last week and sold off.

Building a reliable team involves a lot of trial and error, and it can be a lengthy process. 

If there are 100 100k houses and I am legally allowed to underwrite 10m in coverage with a reserve of 300k, and I am saving 60k a year in premiums, that could make sense, especially if I am allowed to make a return on the 300k (holding bonds or something).
