Going off that, if I were to choose a suburban market, doing CMAs and underwriting deals seems like it'd be a challenge as there's less transaction volume.

It is when you provide hotel-like services to your guests, such as daily maid service, meals or entertainment.

Be wary of high spend/volume minimums if that doesn't fit your needs.

Two conflicting truths: - Wholesaling is definitely a real part of the real estate investing industry and makes up at least 3-5% of transaction volume by members of this forum when polled, especially flippers. - I believe (and will bet anyone who cares to oppose me) there are less than 1,000 people in this country who can claim $100K or more in assignment feels or similar wholesaling income for at least 3 years in a row. 

They claim to speak with around 200 people per day (not an exact number, it varies from day to day, but this an average), and they upload reports/logs for me to review daily.

So unless your high volume trader in real estate and real estate debt the chances of this happening to you is as I said like the same chance of getting hit by lightning or being killed in a commercial plane crash. 

You CAN NOT target motivated sellers.The only way to get in touch with motivated sellers is for you to make it extremely easy for them to find you.Going after lists will be your doom.If you have $30K to spend on lists, sure, due to sheer volume you are bound to get a deal with some luck, sure.But if you come along with a humble budget, forget it.The reason larger budgets work better is because you can send a huge volumes.

The only way to effectively determine this is by driving neighborhoods, walking properties &  observing the daily routines of those who live there.
