Now if you have millions in equity with other properties you want to put up as collateral then that is different.Most commercial lenders I know want liquidity and some skin in the game in case an "event" happens with the property that requires a serious injection of cash flow to keep it stabilized.  

The tenants are getting a bit restless - with numerous visits from inspection, appraisal, survey, plus however many visits from potential buyers prior to all this.What surprises me is the estoppel letter actually sounds like the lender is injecting itself into the lease by adding these terms to the letter the tenants are required to sign.I will not agree to any modifications of the Lease nor make any prepayments of rent without the prior written consent of LENDER.In the event I receive a notice from you stating that all future rents should be paid to you, I will comply with such notice without setoff as to any claims I make then (or in the future) against the Landlord (or any of its successors).I recognize that you are relying on this Certificate in making a loan to my Landlord (or its Successor).I hereby agree that the Lease be subordinated to any Mortgage from Landlord in favor of LENDER and all additional and or future advances, thereunder, and to any and all extensions, renewals and modifications thereof, and said LENDER shall be and is hereby agreed to be made prior, paramount and superior to any of my right, title, or interest as tenant under the Lease and I hereby agree to subordinate any and all of my rights under the Lease to LENDER.Is this usual and customary? 

You also need to take care in how you describe an agreement, your English, sentence structure, write as simply as you can and don't try to inject your version of legalize.

Fair Housing Act applies to those in the business of providing housing, it doesn't restrict a homeowner renting their personal residence, they can discriminate but when a licensee is injected into that picture, they can't discriminate.

Not sure what they are spending but its injecting a lot of money into the area. 

In 2nd tier markets, do those trends continue, or will the urban planners figure out a way to inject vitality into their urban centers, following in the path of 1st tier cities like chicago, seattle, sf, dc ...

This will be a wall of text, but I've thought this through and hope someone can check my math and assumptions about how this works.My goal is to compare 15 years of real estate investment using a $60k base cash investment plus $12k injected personal cash per year.

Not only do they represent better value  (lower entry point and potential appreciation) but they can also allow me to inject some of my own style to the property so that I can start building my own brand.

It was more of a cash injection that i would normally do but it cash flows well.

It would be best if you injected your efforts before home it the MLS.
