I don't know why the "sold" amount reflects the initial opening bid, I would have expected it to show a winning bid to the beneficiary at an amount just above your highest proxy bid, but I'm not familiar with the system in that county so perhaps that's just the way they show it.I can't speculate on why lenders do these high/low's.

Again I'm speculating there is a case file - but per my understanding of KS Foreclosure law there should have to be one even in the event of a tax foreclosure same as a bank foreclosure, HOA foreclosure etc.

Phoenix has been appreciating at healthy levels for the last 4 or 5 years with solid lending practices, largely void of speculators, supported by job and population growth and the resale market is below new construction prices in most areas.I think the recent Intel announcement of tooling the new plant provides just one more basis of strength for the SE Valley.
