Maybe if it was permanently attached but I think if they go out the second floor window they are just going to break a leg  but second floor is not so high in that house.

Nothing more permanent than something done temporary .Thats all a contractor would have done in the rain until it was dry enough to find the leak and do the repair .

Paint can be kind of a tricky one since wear and tear vs damage is a little more difficult to establish, it's not like having a burn mark or permanent stain in carpet.

Refinanced into permanent mortgages a year later for full amount because I was under 75% After Repair Value and showed steady rental history.In all of the above examples, I bought the right properties at the right discount so that I always was below 75% LTV, with the exception of immediately after purchase before work started.
