My understanding is that Act 20 has recently been amended by the law makers to eliminate the 5 employee requirement to attract more small businesses, as opposed to just these big hedge funds lol.

Fiberglass easy to relace last 10+years easier to clean than grout and it' cheaper what I've seen a lot of is fiberglass tub shower in the 2nd bath and nice tiled shower in the master because the decision maker tenant or buyer looks at where they're going to be showering who cares about the 2nd bath

Part of my utility clause:Utilities shall be kept in Tenant’s name until transferred to the Landlord no more then Two (2) days from the last day of tenancy provided in the written notice to vacate.When no occupant is in the house (vacation etc) the indoor temperatures must stay with the temperature ranges as stated below.

That isn't always possible because not all bulb makers have a dimmer but since LED bulbs should last 20 years and never burn out they just lose light output they are dying way too fast.

If for whatever reason your relationship sours, you could have a nightmare on your hands.this is easily done  its called  Tennant in common .. or TIC for short.. you could have problems though with a lender just lending to a % owner of the property or one tic Trustor.the loan can also be as to a certain % of the asset.. but that's usually someone like us that is a Private lender deal maker :)  conventional banks you would want to check ahead of time to see if they will lend on TICS this was quite common in San Francisco to get around rent control by the way.and of course on the flip side on the lending side we do multi bene loans as a matter of course in states its legal in.like in Oregon its ILLEGAL to do a multi bene loan ..

I hand my 4 inch thick tax returns with 14 LLCs etc etc.. and the Lender / broker / decision maker looks at me and says.If you think I am going through all of that for one 300k loan your nuts.. come back when you want to borrow 5 million and build a bunch of homes..
