With a 30 year mortgage at 4.25%, after actual expenses (incl house utilities, landscaping, repairs&maint, insurance, taxes), a vacancy allowance of 6%, and CapEx allocations are subtracted, you could be taking home $17k in free cash flow yearly - 6.8% on that $250k.So, the question is: Is that $250k best allocated to this investment?

Most companies have at least one upcharge, but often many more, for multi-family properties and you'll want to know how much to allocate for insurance before you purchase, and the standard real estate calculators won't give you an accurate number for a 4-plex.You cannot underestimate how strategic it is to work with a skilled agent and lender in this pursuit!

For example: Purchase Price: 255,000DP: 12,750 (5%) Interest: 5.05% (also, with this specific product the bank covers the PMI) Total Monthly Payment (mortgage and insurance): 1,584 Market Rent: 1,200 ------------- Total monthly income = (1,200/unit * 2 units) = 2,400 If 50% (1,200) is allocated towards operating expenses (non-mortgage/insurance), then only 1,200 remains for the mortgage expenses.
