There are many roles you can play when it comes to real estate investing: bird dog, wholesaler, flipper, buy and hold, deal maker, lender, etc.

Sure, ultimately everyone wants to make money, but if two different deals with the same potential profit are proposed by two different business people, often times the decision maker will go with the person that they have a friendship/relationship with.

For example, you can be the decision maker and handle the checkbook, but you would not be able to draw a salary or be involved with any of that LLC's assets.  

So that is something that HAS to be factored in, i.e. if your main money maker is the produce.I'm very weary of any sharecropping arrangements- mainly from a historical pov, it hasn't worked out too well for my folk.

But remember, price alone should not be the sole decision maker.

I make rent due by the 5th, and late payments accrue on the 6th at the rate of $15 per day.

Changing locks is a typical cost of turnover.In your case, charges that may be levied against her security deposit: *Unpaid Rent *Unpaid Fees *Damages (for dents in doors - if significant) and *Break Lease Penalties (as defined in your rental agreement).Good luck in finding another tenant (a good one) soon!
