All we need to do is some simple things (caulk around the fixtures in restroom, cleaning windows, capping gas lines into rooms, installing garbage disposal, etc) for it to truly be move-in ready and a good representation of our product we offer to our residents.I've read books on how to market and fill properties but what I'm really most concerned about is the learning curve my husband and I have about the legalities of landlording.I'm a Lifestyles Unlimited member so I have access to some documents that landlords use but I've got some questions about applicants and how to handle them legally.We have our list of criteria below.

Torn out drywall, open bags of garbage festering on the floor, several mattresses and soiled furniture piled up on the porch and in the living room.

Rocket Mortgage is garbage.

If people are getting ripped off, or sold a bunch of goods, that's garbage. 

Owners have been served health hazard notice for hoarding garbage, and three dogs inside for months on end.

We've have had similar problems with both pets and garbage (apparently the garbage bin, at the side of the building,  is "too far" of a walk, so they leave bags on the fire escape for the raccoons and crows to rip open and shower down on the neighbourhood).We first sent a letter to all tenants reminding them of their obligations for their pets, pets belonging to their guests, and their garbage.When that didn't work, we sent another letter proclaiming our disappointment and the actions we were going to take to remedy the situation ... namely hire someone to pick-up the dog faeces and garbage and to ensure the garbage is put curb-side for pickup on garbage day each week.  

I'd be afraid of them leaving garbage behind. 

Let him take the garbage to the curb and leave it there. 

I don't expect clean freaks but someone who leaves behind 6 bags of garbage is a big risk imo.
