If you are that close, you are either operating on a tiny margin to begin with where $5k would break it, or you have all kinds of cash flow at that and are just pressing for a little bit more. 

I think you'd be hard pressed to make anything cash-flow with less than 20% down and having to pay PMI.

@Jay Helms  From experience, i used to think this was shady, and pressed on for info.  

After gathering up enough information I have just purchased my first duplex in the Boise Bench area.

I have heard through the grapevine plans of new housing developments before they are even hitting the press and have been researching a good location for building storage units near these developments.

Some of it is the process defined in Federal Reserve Regulation E section 205.11Note one thing: If the Tenant presses the "pay now" button and checks the box authorizing the individual payment for those individual charges the Landlord is safe!
