In my opinion watch this guy named Zach Ginn, he has a YouTube channel and a free in-depth real estate wholesaling course!

It might be better to choose just one to focus on as you start out.Dive into these forums and the BP podcasts to research each of your two goals in depth.

Now although they don't go into the details they did give me enough generic information as to which topics i need to start reading up on and ask more in depth questions on.

However, there seems to be much more moving parts on your part (contacting an attorney for contract drafting, contacting title agencies for escrow, etc) and it seems like a more in depth process than flipping.Flipping, especially the way Jake Leicht teaches, seems to be less involved, seeing as how you can flip houses that are in a totally different state. 

I would try hitting up a local lender to discuss more in-depth and iron out some details. 

They never really figure it out in depth or get a lot of first hand experience.

Golf seems more limiting (foursome) albeit may be more in depth. 

That run can be oval duct which reduces the depth so you get a couple less inches of soffit encroaching into your headroom.

But perhaps a local attorney could guide you through this regulation in more depth.
