My father owns a lot that is currently zoned for manufactured housing and has a driveway, pad, electrical, & plumbing hookups.

If not using an agent, yellow pad the details and everyone signs, then have him open it.Do you really want an existing tenant?

The price difference was very minimal when you take into account getting a pad and utilities ready for it. 

It has dozens of different reports, automatic posting of online tenant payments, tenant portals, on-line repair orders, a great I-pad app and more.  

All you have to do now is replace the carpet and NOT the pad in one room or on a step where its been stained, which is peanuts as padding is half the cost of carpet.

Hi @Trina Walker,I share your story, as I am also "50'ish" and I am getting into RE investing to supplement my retirement income, and to ensure that I have a more than sufficient padding, which will allow for travel, and the ability to build a financial legacy for my family as well.  

I'd write down on my pad what seemed to be their key points.

I'm totally fine with all parties benefiting from the partnership, and I understand everyone has an angle, BUT I worry that mentorships and seminars like these are meant to pad THEIR salaries as delineated above, rather than provide value to me. 

PS – my daughter was fine with being woken up, didn’t even cry, I put Mickey Mouse on the tablet and she was happy :) The real question of was this worth it or not is yet to be seen...
