When you take a home down to the studs, you have opportunity to rearrange floor plans, and allows you to uncover and remedy any unknown issues with the home.

This will be a problem for you in the future at some point if you do not remediate(mainly when you want to sell).  

I've sold a house to a FHA buyer, and the inspector called out some flecking paint in the eves that were painted ~3 years ago ... the bank would not lend on FHA due to some flecking paint ... of course I remedied it since I got top dollar from FHA buyers.

The "dirt" needs to be remedied... either place a beautiful dark mulch or even a white stone would make it pop.  

I landscape the yard, manage all repairs (in most cases doing them myself) and we pay the mortgage out of our own account (soon to be remedied by establishing an LLC).

It should include all of the fixtures and the seller of the house should work with you to remedy the situation. 

You can only address the should we question after re-negotiating with the seller, considering not just the cost of remediation, but the impact this has on the property going forward.Ralph

If a tenant violates his lease by permitting occupancy by an unauthorized person, the tenant is in breach of the lease and the landlord can use his legal remedies, including eviction, to force the situation to be corrected.

The other was a married couple who were lease breakers and cooked up a whole bunch of claims to the Landlord and Tenant Board, their proposed remedy for all of which was terminating the tenancy at the date they wanted so they could move to a new house.

If they waited until the week before their house goes to auction then they are severely limiting the resources available to remedy that situation.
