Calculator Link to Download (if this link stops works, please message me or comment for updated link)The main gist is that coliving SFR rentals are two matters: 1) Special Items for Coliving: Coded Entry For Front Door (my properties use Schalge), keyed doorknobs for bedrooms, furnishing common areas (kitchen table, couch, kitchen items, kitchen table, living room TV, patio furniture, lawn mower, etc), 2nd & Maybe 3rd Fridge. 2) Reserves For Repairs / Cap-Ex / Vacancy: This follows the same reserve rules that BiggerPockets, Keller (see book "Hold"), and others teach: 8% for repairs, 8% for cap ex, & _% for vacancy.

Possible, but incredibly unlikely.Real estate...Internet IPO...Some invention...As Seen on TV item...All of these *could* product millions, but rarely do.For every multi-millionaire that "made it" in real estate, you have tens and tens of thousands who only make a modest living.

I'm all for a system where everyone is provided with at least a minimum standard for care, with people (like me) having the right to choose and pay for private care anytime I want.This is the way it works for lots of stuff in this country (civil defense, municipal utilities, public transportation, broadcast TV, etc); I don't see people complaining that local police forces providing a standard of security are a socialistic concept...why is health care any different?

Ok, noticed an "infomercial" USActions ro something to that effect. Basically- go and bid on foreclosed properties. They take a 5% buyers premium.

So I watch the shows on TV where they bid on the rental storage units.So if a tenant owes 200 in storage rent and their box is auctioned off for say 400 does the storage place keep the extra 200 or after your auction fees etc. have to give the remaining money to the tenant who didn't pay??
