The seller or agent may be knowingly advertising it as available to hedge their bets, but I find that behavior dishonest.

Discouraging cycle down behaviors help too. 

The more you remind them to change their behavior, the more likely they will make changes.

-The occupancy rates displayed are usually off since some portion of the rentals are occupied by the owner some percentage of the year, some are only available a certain portion of the year, etc. 

Another thing...under the "My Discussions" view the "last post" displays the original poster instead of the person that made the last post.

I feel like this sort of behavior makes all of us PMs look bad.

Yes, your checks will come on time but you have absolutely no control over the behavior of the tenants like you would if you were leasing directly.  

Just thinking reflexively here- anything in your behavior that could cause the tenants to change their behavior?
