And so then I don't offer or I lowball offer which rarely closes.If I only focused on properties that had 25 in-depth pics on the listing, and that honestly disclosed everything wrong with the place, I'd never see anything!

I tell all my listing agents to actually take our seller clients to the rehabbed home, compare it and if they do not understand the difference educate them in greater depth.

In my next project, I would do a better job screening--specifically diving into questions like the depth of the contractor's team--how many plumber / electrons does he work with, other projects he has going on, etc.#2 Contractor agreement - I would have put a penalty clause in the agreement for every day the contractor went over the deadline for completion.

I know there was a book by a fellow BP member that Josh really liked regarding rehabbing and I've also heard that Than Merrill's has a book that apparently goes into extreme depths and gives you model #'s and a lot of cool stuff.
