Both neighborhoods are populated with older homes, many still owned by senior citizens, and both neighborhoods are slowly turning over to a younger demographic who want to live close to downtown.

Other homes attract a smaller demographic, and those tenants stay longer.

I dont have any personal experience with Searcy but I would say it would depend on your target demographic. 

I've often thought there ought to be a niche community within BP for the "high paying non-RE job" demographic. 

Those were the demographics I used in my search.

If you have a place that rents so low that the Aryan nation guys could qualify, you would probably want to reconsider your demographic target, because I can't imagine those guys making more than 10 bucks an hour without doing something illegal. 

I think Texas is the state with the most opportunity with a growing demographic of singleprofessionals, empty nesters and couples that would be thrilled to not have a high rent by living in a small house sharing community space.
