If you cannot google and find a lender then there is most likely a reason why you cannot find a lender to do the loan.Finding a lender today is like finding a mcdonalds, they are all over the place.

As of today, it still has not bee signed off by the city...contractor abandoned the project.Question - would this be considered part of the 2020-2025 ruling on not being able to rent both units?

It’s growing fast, has good schools, and offers affordable homes compared to Houston.

While I know this isn't a lot in today's market, I believe there are creative ways to make it work.I’m a former foster child who was declared independent as a teen, so I've been living with close friends that I consider family.

@Jaren Taylor, not sure if this is why you talk about raising all cash, but given most deals are trading in the 5% cap rate range, and agency debt is 6.5% while balance sheet debt is closer to 7%, I whole heartedly agree that all cash is the ideal capital structure for many properties today, if your goal is to maximize overall returns for your investors.  

The only thing I will say is Jacksonville has had rents drop in many areas, so you're not alone in having the same property rent for less today than it did in previous years.
