FYI to anyone looking for me to “share my list” — I don’t understand why (and am surprised), but I have NOT received any feedback directly from actual property owner-investors.

They did not catch the fake ID they got from a potential tenant until after the owners got a shocking surprise when they came to see why the property wasn't renting. 

But I'm surprised they're just outright refusing and I wonder what the reason is?

That way when someone pulls up and causes problems...then they have a surprise waiting for them.

Someone came in with a much higher offer, which was surprising since the ARV was $251K, and the house needed significant rehab.

Bonus would be refacing the cabinets if the pricing makes senseI priced out part of the job with HD, windows were somewhat reasonable at $8500 but I was surprised by the cabinet refacing -- Just short of $20k.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

If you stick to American name brand units that are basic - no fancy sensors, doodads or anything else - W/Ds are surprisingly durable, even with renters.
