I agree with @Michael Baum and @Sarah KensingerWhat you will gain on name recognition from the big company name will be lost by people fearing that a big name company is unable to care for their property as a smaller company can.The loss of marketing and accounting systems can be replaced by hiring a company like Vintory and a Bookkeeper through a CPA.

You'd have to wait, and it better actually if he 1031'ed into a new property and then lived in it...Otherwise, just another investor who didn't think through his exit strategy and unwilling or unable to pay the tax for his gains...Good luck.

In addition, the owner of the home must not own more than three single-family homes.3) They are unable to provide sufficient documentation, such as the emotional support animal letter, that verifies the ESA is necessary for their health and well-being.4) The tenant provides fraudulent documentation attesting to their need for an emotional support animal (usually a fake emotional support animal letter).5) The landlord can demonstrate that making accommodations for an ESA would impose undue financial burden or logistical burden. 6) The animal is destructive to the property or displays threatening behaviors that could put other tenants or yourself at risk.7) The size or nature of the animal makes it impossible to house safely or humanely.

I am personally trying to house hack in DFW after I graduate from college in the spring but have been unable to find any SFHs that would cash flow anything after moving out (I can't find any duplexes).
