Btw, these last two sentences should show you a weakness of Class C and a strength of Class B as it pertains to exit strategy.

With that being said, depending on the market and scope of work, a lender may be willing to stretch the parameters for you but they will want to see the team you have in place as well as some ability to debt service the loan.Now to your first sentence in your question, most hard money lenders will not extend you a loan if you are going to be living in the property. 

I would probably agree with your last sentence in the previous post but I do not have any of those three things forcing my sale.

I guess the one thing you could say to that last sentence is . . . duh! 

It can mean a couple sentences of goals, or a 50-page document.

Also, I just want to reiterate for the thousandth time on BP...Secret Book of Landlord Codes of Conduct Section 1, Paragraph 1, First Sentence....Don't rent to relatives or friends!

Be careful with using the word "guaranteed" and "return" in the same sentence when speaking with investors.

When a hard or private money lender uses words like, "This is standard for everyone," or starts a sentence with "A hard money lender will…" they are really only expressing what they do or believe.
