I’ve come across details regarding the Prohibition on the Purchase of Residential Property by Non-Canadians Act, and it seems there are exceptions for buyers with a valid work permit or for properties outside Census Metropolitan Areas (CMA) or Census Agglomerations (CA).Do you know if certain types of work permits are more favorable for this purpose?

There are a few options(1)You can get connected with the larger wholesaler firms in the area (2) go through PCPAO site and skiptrace the buyers of similar properties as yours, (3) hunt down the agents involved in the sale of properties similar to yours or go to local REI meetings and pitch it to the investors there.

And no partner bank was willing to finance based on projections and a turnaround story, even though we had an SBA pre-qual.In the end we made the case to the sellers that no buyer would be able to obtain financing and got them to agree to 85% LTV seller financing.Happy to answer more in-depth questions via DM.
