I am new in the business and I am a Director in Manhattan by day, but Real Estate is my Passion.

I'm speaking more specifically about the East Central area, like Fort Riley/Manhattan area.I know there's growth in that area with the military driving the Junction City/Fort Riley market upwards... but haven't found anyone or any groups who do that market....anyone here have experience there, or know of groups?

I know that there are plenty pf people focused on that kind of real estate in California, as I went to a probate workshop several years back in LA that was quite full.

@Alison Michel I will be speaking at the FIBI meeting in manhattan Beach on the 8th of April if you can get to LA ( and who does not want to come to La) you will be able to meet with all sorts of like kind investors.

I don't know what area you invest in, but I'm assuming it's not Manhattan which is the only city even close to 5% CAP rates.

HiI am renting out a house for $3300-3500 rangewhen I run applicants in NTN they tell me "accept with conditions" co signer , rent to income"One of the applicants was renting a house for 2800 and paid well during last 2 yearsthis applicant makes 100k a year plus receive 650 month incomeI know that in Manhattan some people pay almost 50% of income in rentI am not looking form an A applicant, because he is going to buy a house and move out in 1 yearcan I ask a sown payment rental ?
