Better yet, encourage her to make a clean break....perfect time for a fresh start.Also townhomes are rarely a good investment vehicle. 

Currently own my first single family rental and now looking for multi family fairly new to real estate investing.

Does anyone have experience exchanging their small multi family property into a single family home, use it as an investment property then move into it as a primary residence after meeting the requirements?

Plus you'll most likely make more money in home value growth compared to a multi family. 

Rents are high in this town and I think folks just don't sell their multi-family units very often.

I have several vehicles and lots of stuff in general and a wife that would not be ok with a duplex.

I’ve been a real estate broker specializing in multi-family properties in the Cincinnati, OH market for over 20 years.While I’m not sure where you’re located, in Hamilton County, OH, where I work, the county auditor’s website provides land usage codes for all properties.

I don't see any way you could shift things around to get the results you want.There are no multi-unit rentals in my neighborhood only SFR's.
