And on the tax side your thinking like mainstream, not like an investor, your not thinking creatively, there is more ways to get paid than a standard wage.I understand and respect that your a CPA although I believe in this aspect it is your greatest hindrance as what your referencing is just the singular mainstream non-creative method of doing things, I am speaking to creative solutions, legal creative solutions which I myself, personally, currently employ and have done so for the past several years, all without fail or problem with exception of last year where the IRS contact saying I was owed MORE and they sent me $1,500.00 back.I have financial institutes lending to me on this strategy, they all understand my accounting completely, I have even credit vendors who as well do not penalize me 1 drop and too extend any credit I require, matter of fact I have a zero limit card right now which I personally obtained while showing less than 30k annual profits on the bottom line year over year.

Or maybe you get it under contract to ballon in 5 years, but negotiate the terms to be you can pay off a singular property at a time once you fix it up, refinance it and get a new loan.
