Here is my method I got that has done me wonders, I used the method from Brandon Turners book on managing properties:1.)

I manage a coinvesting club where we invest once a month in apartments, trailer parks, vacation properties, land and recently we even invested in an industriall company.

Did you find someone to manage it or are you doing that yourself?

You must learn to manage the property well.

Again, this is with commercial/investment property; owner occupied or consumer loans may have legal issues rendering this technique non applicable.  

I love this strategy but it is more management-intensive for sure!

You may want to make an introduction between your CPA to those 2 colleagues.The CPA can go over their services and pricing to your colleagues.I partner with many people on real estate deals - It never gets to a discussion on whether they do their own tax return or hire a professional.If a partner mentions he will provide capital - does he provide the capital on a timely manner.If a partner mentions he will find deals - does he find many deals and provide an analysisIf a partner mentions he will manage a property - does he manage the property well(find tenants, collect rent, communicate with contractors, etc)

Interview the team rehabbing and managing the home on your behalf.

We have two properties in SLC area and manage from out of state.
