Hey all,I'm currently rehabbing a split level house that has a 16' x 8' deck in the front of the house.The deck is built about 4 feet from the ground and leads to the front door.I had my landscaper remove a ton of overgrown weeds/ brush from underneath/ around the deck, but now it looks quite bare with the exposed beams atop a pile of mulch. 

However, sometimes having a lot of resources can get overwhelming and I would like to stay laser focused in my pursuit.

Scope of Work:Land clearing for 20,000 SQFT of brush, trees, a pond, and a fire pit; re-grade the land, add fill, hydroseed, and black mulch the rock wall before the orchard.Demolition of 1,100 SQFT: 5 walls (two retaining walls), ceiling, flooring, and subflooring.Installation of two 3 ea. x 12" LVL beams and lally columns supporting the open floor plan where the retaining structure used to be.Removal of existing oil boiler, oil storage tank, and existing water heater.

The house is mostly raised on a pier and beam structure, so there is height to play with before we're at ground level.

I had a friend who owns a bar in Dominical replace his roof only to find out his wood beams all were eating from the inside out.  

@Manuel Rodriguez, Is it peir and beam or slab?

They can bring in a laser measuring tool to see if it's a settling/foundation issue.  

I have 2 joist that are rotted near the main structural beam.

Piers are posts supporting beams.

Im all about being laser focused on one business.
