I downloaded a list of all tax delinquent property owners in my county from the tax assessors office.  

From the BiggerPockets app, on an iPhone, click the menu button (again at the top left), then click inbox under your name.

In fact, there are some downloadable resources on  www.newdirectionira.com that might work for you. 

Download a blank k1 form for yourself and see what’s on there.

You can get a lot of Dave Ramsey's advice online for free on his website similar to Biggerpockets, and The Richest Man in Babylon is so old its public domain and can be downloaded free.

My BP app changed today and the Latest Post category under Forums is gone. I’m stuck with just Trending Topics.
