I'm hearing from landlords and managers around the country that they are dropping rents and still sitting empty.

I've recently focused more on Detroit where the rent to price ratio is much stronger and appreciation has been the best in the country.

Compared to other parts of the country, in my opinion it's definitely more challenging to find good deals here based on everything you mentioned.
