So, why would you NOT factor in a car payment when determining the liklihood of an applicant paying their rent consistently on time?

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

For us to guarantee a deal, it is contingent on them making reasonable effort (3-5 hours/week consistently, for example).

People who have service dogs (or horses, as these are the only 2 service animals) that are genuine have no issue disclosing that on the front end and can answer the 2 questions easily - is the animal necessary for a disability, and what specific tasks has the dog (or horse, if you're getting one of those) been trained to perform? 

I plan to act as the general contractor for these two new units, performing most of the work myself.
