The one thing that JWB does well in terms of management is trying to manage my expectations through scripted interaction and condescending comments like "maybe real estate is not a good fit for you”.

I'd imagine being "famous" for something as filthy as Sub 2 comes with a hefty amount of problems at some point or another.Most of the people I see doing sub2's fit that description.

I recommend looking outside your area and review who fits your profile the best.

All seasoned investors know who to run the deal by before they write and that person would always fit my five point definition of a deal killer.

I have the contractors in my network so I feel a light rehab would fit well for the first one. 

I would research and drill down what is required from each and see if it even fits you.

Even though they are the expert, you still need to ensure they fit you well.

For short-term use or one-off properties, a second home loan might be the better fit.
