Many of them are savvy marketers but don't have background/experience in pref equity space but lead folks to believe it's just an  'easy button' to make stellar returns. 

Maybe focus on short-term rental conversions, given your background, or offer specialized services for out-of-state investors looking for a “boots-on-the-ground” partner.

- How do you verify income and background checks?

I plan to do my own background, credit and eviction check. 

A little background: I live in the Nashville area, currently work as a CPA in corporate finance, and have a couple of rentals that I manage (1 long term and one STR).Thank you in advance for any advice!
