Hi,My wife and I own 2 rentals in Hawaii and we would like to scale our investment by buying rental properties in the San Antonio and Temple area in Texas.

Rental comps vs mortgage not quite giving positive cash flow with high rates.I also have areas like memphis, columbus, oklahoma in mind but haven't done thorough research on these so far.Can anyone advice what other areas (or best from the above list) to look for within my budget and goal in mind.Appreciate any pointers and happy to connect with local agents/investors.Hi Muhammad,Can't speak for the other states but when I was starting off based out of San Francisco back in 2021, I ended up choosing Columbus, OH and have been pretty happy with my decision.

-- Right now I'm interested in class A/B suburban markets outside of NYC.NY can potentially be a good fit for your goal of building equity.According to Zillow, San Diego is the only major metro area with property value growth higher than NY since last year.

I'm not sure if you will find someone to post about this topic here but you can certainly visit some of the real estate groups close to you (there are several in San Antonio).  

BUT when the market in high appreciation areas like San Francisco and NYC tanked, mainly due to work from home and high interest rate, I sold my lesser locations in 2021/early 2022 (still a market high, even in my market San Francisco) and kept the best locations debt free.I could easily leverage again now, but I don’t think we’re going to have the strong appreciation runs that we have had since the mid 1990s.
