The unit is furnished and stocked and parking and all utilities are included.

I’m done with dead beats who give me lame excuses all the time why they don’t have rent or have ever had any emergency money to covered the unexpected things that we all encounter every month.  

I've run multiple scenarios and am preparing my pitch to the bank and need this last big cost to be somewhat nailed down bc if they come back 100k more than what I thought it was worth then i'd be dead on arrival. 

There is a lot of really old housing stock in our area, but I really thought this would stand out.

And unfortunately, even when a syndicator is performing above projections, if the stock market comes down, that LP is likely going to stop investing based on asset allocation rules.  

While there is less multifamily stock than in the Northeast it does exist and deals are out there

When we go into a recession and people cut back on spending, you’ll be dead in the water with a lot more negative cash flow than that.

There is virtually no way around this, unless you for example are renting a room, and another tenant, in the same unit, has a deadly allergy to a specific animal type. 

So if you were in my position, how would you use creative financing to build up to 10 properties in the next 3 years and not sell stock or touch retirement?
