Hi Shrijan,Welcome to the forum.Personally, I'm not a fan of out of state BRRRR.On paper it all sounds good and great but I've been in the game long enough to have witnessed otherwise.I would always advise doing BRRRR in your own market if possible.There are too many links to a chain with this approach and if one link is faulty, you chain becomes useless.Otherwise, (Yes, I'm bias lol) an alternate solution is buying turnkey.Wishing you much success 

That being said I am a big fan of being strict to a criteria.

If you can, go several times, so you can watch it happen from the foundation all the way up.If you live close to a store like Home Depot or Lowe's, sometimes they have free classes on "how to install a ceiling fan" or "how to paint". 

For 20 years we have dealt with space heaters (of various types) for heating the room in the cold OH winters, or just ceiling fans for cooling in the summer.

But I take out the dish washers, the washer and dryer, all ceiling fans (switch to dome lights) and garbage disposals.

I have 3 covered 'Mare Motels' with water, lights, fans and misters, plus a Riding Arena.

I'm a big fan of Wes Moss's work and used that as a guide to become financially independent.

I'm a big fan of having multiple exit options: if the deal makes more sense to flip, then flip it to increase your cash reserves.

I love ceiling fans.
