I have been listening and tuning into real estate rookie for over 2 years now, I have also been on YouTube university and watching and learning a lot about REI for over 2 years now and I am ready to apply what I know and get started my biggest goal is to get another deal under contract I understnad their will be trial an error but I'm excited about this.

The kicker is that as the sponsor matures they're going to offer less to LPs and you may have to find a new sponsor if your goal truly is to achieve 30%+ returns (IRR, MIRR, or pick your measure) annually. 

There are other, more ambitious, risky, and difficult, ways you could achieve the same end goal.

My main goals with these initial projects are:1.Gaining valuable insights into the local market.2.Getting hands-on experience with out-of-state investing, particularly when it comes to remodels and managing from afar.3.Testing the entire BRRRR process to see if it’s the right strategy for me long-term.If all goes well, I’d love to scale up and explore multi-family projects.

As an investor, my goal is to always get the best value at the lowest price. 

Maybe maybe not depending on your end goals but also don’t let fear or regret get in the way

Single-family homes and small multifamily properties (duplexes, triplexes) are solid options depending on your goals.

However, rezoning now could still offer some advantages depending on your long-term goals.

Many other investors have asked themselves (and others this question) but what I believe it ultimately comes down to is what are your goals (how much money you'd like to make), are you physically able to manage it yourself and do you have the right organization and systems in place to do it on your own. 

My goal is to convert at least 1/4 of the units in a multifamily I buy into medium term furnished rentals (gradually) to bring in more cash flow.
