30 April 2020 | 20 replies
Sell them off and be done with it......worst case you buy another used set when the tenants take theirs with them at move out.....Your net of selling them and then buying another used set is likely going to be a wash or only slightly negative.....and you didn't deal with hassle of storing them or crossing your fingers that they still work in a couple of years when you hook them back up
Zac Boelkow Help with tenant screening
13 January 2020 | 19 replies
Most of my tenants were law students and a quiet building was essential. The main thing about having all of the criteria I had that seemed kind of wacky, which I learned over the years, is that all of those little things are red flags and are part of that hinky feeling you get about an applicant sometimes but maybe you can't quite put your finger on, but you can't explain away a potential discrimination complaint with "I just had a hinky feeling about them, your Honor".

Christine Mwai Appliances in rentals....to do or not to do?
18 August 2016 | 39 replies
In our lease, the tenant is responsible for the first $100-$200 of repairs so that cuts down the calls unless there is a major issue.Had a fridge part go bad on thanksgiving week and it would have taken a week to get it, so ended up buying a new fridge for the tenant, other than that no major issues. The idea of "tenant pays first $100-200 in repairs" is nice until you meet the tenant whose knocked out the display part of a range, which is now hanging loosely inside the top part of the range, and they are sticking their fingers in to turn the oven on and off.

The idea is that they will lighten your load, but don't ever expect to not have a finger on the pulse of your business, unless you want to lose money.Just think of all of the really wealthy superstars who have lost everything because they trusted a manager completely. The real problem is that the PM industry has somehow been created in a way that is completely unrealistic.
