You're also going to go through a lot of sanding disks, so my favorite sanders (I have a Porter-Cable) are the ones with a "hook-and-loop" sanding pad.

My question is this: should we discount her rent for having to put up with mouse droppings all over the kitchen?

Also the direct contact with the joists transmitts the sound readily.There are sound type pads you can put  under the carpet as well as new better carpets.

Plus most of the time unless you have a concrete pad replacing the sub floor is easier than trying to salvage by cleaning and scraping grout and thin set.

Get out a pen and pad or mosey on up to the white board and list reasons why someone would need/want to sell.

Account Closed I am so glad that you asked me this question as it forced me to pull out a pad and a pen and actually write down my road map (I have a bad habit of not writing down my goals and just keeping them in hindsight which sometimes, they end up getting lost; in hindsight).  

And then with one magic click of the mouse later, I was lead to the BiggerPockets forums which has completely changed my life.

Note that some stains may disappear from the surface after cleaning and reappear as the stain works itself up again from the pad below.

@Jay Hinrichs I am not sure about the permitting, but I was talking with him about costs going from a developed building pad, so not site development.
