If the tenant called regarding a repair and said I didn't call them back, I can prove that I did, and I would have the Invoice or receipts from the handyman or ourselves, (if we did the repair) with us, showing the date of the repair, etc.

The houses were supposed to be rehabilitated, but in 6 months rent, I had 1,254 $ maintenance cost for one and 858 $ for the other without seeing any invoice.

Don't forget to collect waivers when tendering checks.David Faulkner I think you have it backwards, it should be invoice and conditional waivers on progress then check, check clears collect unconditional waiver.

Invoices for minor repairs would be showing that they are staying on top of things before they become bigger issues.
