I know I still have a lot to learn and that is why I'm excited to be a part of BP and to continue to learn and grow from this forum as well as my own trials in the real world.I think there are a lot of good take aways and points from me to learn from in each post and I'm excited to continue diving deeper into BP and to continue to take a bit away from everything I learn and formulate my own beliefs and plans.

The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.

Creating a team is either about asking fellow local landlords who they use, or you can go by trial and error.  

Who knows this tenant might be fine but the next well it's a toss up...You might think about letting your dad sell the property and asking him for some $$ to invest in a property in Rochester instead or to partner with you, with all the new jobs going on there and the Mayo Clinic the housing climate is going to continue to get hotter and that's where your at, and able to manage a closer rental property from.If you do choose to take the deal make sure because it's sensible.

My fear of course is the trial and error method.  

no money back guarantee, no trial period, no showing what is his system if he has one ....they sell something without tell what is it .........what kind of illusion are they selling t the most desperate people  . few minutes ago I spoke to a guy his name ED and this guy hang up on me , why because I told I want make that if I discovered after 1-3 months of joining in  that you are not doing your part as detailed in your system ( closing deal with buyer with seller, and finding buyer and closing deal ) then I need to be off any financial recurring obligation . the Guy HANG UP ON ME ( his name ED) .NO replying to email inquiries only the old fashion way as ED call it we are old fashioned and we sold 3000 houses which is same claim a year ago , 2 years ago as if never sold another houses past the 3000 2 years ago.  

When we gave the tenant notice that he was going to need to temporary  relocate during the capital improvements by us, he decided this was his get rich moment, he got hooked up with an outfit named the Tenderloin Housing Clinic and within 7 business days sued us for $ 500,000 for wrongful eviction. 

Keep in mind you will have trial and error.

It was a lot of work and effort on our part, not to mention a lot of trial and error.  

You can do these trials with lease structures, materials & finishes used for a rehab, trying different service providers, etc.
