You may also want to check on the legality of everything so you wouldn't be seizing their method of getting to work or some such.Honestly the deal would be cleaner if you could figure out a way to not have the seller continue to make payments.

Everyone you do business with, your auto mechanic, your barber, the bar tender (especially in a "RE joint"), your dry cleaners, should know what you do.Now, you tech savvy young'ns get on your computers and search listings, CL and what ever RE site you have locally and I'll go out for a day and walk and talk and I assure you' I'll have more good leads on private deals than you will.
