If this is helpful to anyone reading- I vet deals for PMLs now and charge $200 to underwrite their deal, discuss the weak points I see, discuss contract recommendations, suggest verbage to consider, and ultimately help PMLs have a clearer understanding of the level of risk their deal involves.

Weak link in the plumbing... it's probably not the actual toilet. 1. put 1/4 cup baking soda in toilet bowls and sinks 2. then a cup of vinegar, it will bubble, let it sit an hourflush, rinse sinks with two cups more or less of boiling waterThis should cut out the bacteria high up in the drains for a couple weeks.I would give the tenant a big box of baking soda and walmart gallon bottle of vinegar and notsend a plumber.

As others have pointed out, leasing and handing away control of one's housing puts a renter in a weak position.

The conversation I am putting together is coming out very weak, trying to figure out what verbiage to use, and what not to use, any info is greatly appreciated.

Ours was weak and unprofessional, lacking essential elements such as an arbitration clause, dispute resolution mechanisms, and clearly defined communication methods.
