Ideally multi-family properties get more cashflow -- BUT i have noticed in my duplexes that none of my tenants like each other, and if there is a shared ANYTHING, like driveway, lawn, basement etc. they tend to have annoying, petty issues. 

Its also annoying that the prof forma has widely optimistic rents and downplays expenses such as cost for tenant lease up and vacancy.

People are going to get annoyed and call you to fix it.There is still dial up service for super cheap like 10-12 bucks a month, it gets the job done if they need email.

I was always the youngest one anywhere I went, often by 10 or 20 years, and to be frank I was probably annoying as *(&!
