It would be cash flowing $700+ without saving for maintenance but those big ticket items that are sure to come up in the next 5 to 10 years or so.Since it's my first deal, I still feel like I'm way out of my depth even after researching so much.

Of course, I could be off in my repairs estimate but the initial math on that one is promising enough to take a more in depth look and that's where I am finding the majority of higher returns.

If this is the case, definitely research job data in-depth so you know the economy is strong - everyone who is entering a new market should be doing that but if you're buying larger properties, definitely do it.
