I do screen of course but the focus of my screening is directed at things that I care about and are realistic for the demographic I am renting to.

So this may all be a strong sign of impending overall DEFLATION.Suddenly it ain't so simple as the old reliable '50% Rule'.Now you gotta understand your local demographics, neighborhoods, markets, politics, long-term employment trends and probably global warming, too.So now I have to add economists, meteorologists and pollsters to my team.......

Finding information on the financial side of many markets hasn't been a major problem so far, but I'm struggling to find accurate and up-to-date Real Estate adjacent statistics such as population projections, tenant demographics, crime, main movers in local economies, environmental risks, etc all stratified by city (or even better neighborhood!).

That has nothing to do with the economic and demographic fundamentals that are important to an investment market.

It took a little time to figure it out but once you understand the demographic and their habits, you can begin to focus your marketing appropriately.I tried GoSection8 and got ZERO tenants from it.

I'm sure most of the applicants would be Hispanic anyway, and anyone else would know the demographics of the neighborhood and decide whether it was their cup of tea or not.
