@Brooks Everline@Jason VarianoClearly I'm biased a little here but having a property manager in the mix from the jump is important for the very fact that they know the market, know what improvements need to be made to make a property competitive, know what rents can be achieved given a certain level of rehab thus they are able to make recommendations that achieve the best return on investment, etc.

I'm biased, but mortgage people are the best to talk to about bruised credit.The folks we refer you to are after our business, and they only get that if they work quickly relative to where your credit is at (meaning a 530 FICO with 40 lates is going to take more than 30 days... you made your bed).
