Students (in general) are harder on properties than other tenant demographics, and you'll definitely need to account for that fact in your CapEx budgeting.

Absolutely- I totally know the challenges firsthand working with this demographic and watching as affordability has completely been obliterated in the past 4 years.

It had some good demographic info for neighborhoods, but I question its reliability since the first "for sale" home I looked at on the site turned out to have been sold in 2012 and is not currently for sale.  

There are other good ones too, but I think both KC and Indianapolis have the best combination of affordability and strong economic and demographic fundamentals.

Trailer parks are affordable housing, plain n simple, more comparable with renting than home ownership especially in terms of demographics.
