I had a flipper come to me asking about doing a new development.He would need $240,000 to purchase the land from a wholesaler and then he would have his GC partner get the construction loan but they cant get the loan if their is someone else that has a lien on the property so i would have to collateralize against one of their assets which they don't have.

Any advice you would give to someone first starting out?

Question is, is the person you are dealing with a correspondent broker who brings them deals to fund or someone from their company.

In terms of finding a partner, I would recommend partnering with someone who has something that you don't have (understands renovations, real estate experience, has money, etc.)

Even as someone who owns multiple rentals I still heavily rely on tax strategist and CPAs. 

I'm currently looking at a Multi Family deal with Victor and Y Street Capital and was hoping to connect with someone that has worked with them in the past.  

I have never heard of someone house hacking with an STR, that is super creative...

Although I do know someone who has guest bedrooms and uses them mainly for in laws visiting from out of town.

I don't think he would allow someone that had to put the fee on a credit card.

I'm a black country boy from tuskegee alabama  that don't mind promoting someone  that actually has a course and community  of investors  that's worth much more then the money you will pay for a courseThis was the review I needed, any tips to make the best out of the program and did you have to use a lot of your own capital to get started in the construction process or was the network of private lenders. helpful So i started off on the program focused on building houses.
